A city built in the popcorn-ceiling decades

The housing numbers explain why so many Cheyenne ceilings look the way they do.

Cheyenne's median home was built in 1976, right in the middle of the spray-texture era. Roughly 54% of the city's homes went up between 1950 and 1989: about 11.6% in the 1950s, 11.8% in the 1960s, 15.3% in the 1970s and 10.2% in the 1980s. If your house falls in that window and nobody has touched the ceilings, there is a good chance you are looking at original acoustic texture.

A lot of that growth tracked with F.E. Warren, which began as Fort D.A. Russell in 1867 and became an Air Force base in 1949. Military families, base staff and the people who served them all needed housing, and builders of the period finished ceilings fast and cheap with spray-on popcorn.

Older Cheyenne homes: test first, then scrape

Popcorn texture installed before about 1980 may contain asbestos, and leftover stock was used after the 1978 federal ban. On any ceiling older than 1986 we arrange sample testing through an accredited lab or inspector before anything is scraped. Lab testing starts from about $250. If a sample comes back positive, that portion of the work goes to a properly trained asbestos abatement contractor.

The historic districts are a slightly different story. In Moore Haven Heights, listed on the National Register in 2008, most homes are 1920s and 1930s Tudors or 1940s and 1950s ranches near Lions Park. South Cheyenne, near the Union Pacific railyard, Norris Park and Crow Creek, has homes from the late 1800s through the 1930s. Many of those houses were built before popcorn texture was common, but kitchens, basements and additions remodeled later may have picked it up. We test those ceilings the same way.

Hail season and stained ceilings

Areas around Cheyenne see severe hail on more than six days a year, according to the National Weather Service. Roof damage after a storm often shows up later as a brown ring or a sagging patch on a textured ceiling. Spot-patching popcorn rarely matches, so many owners use the repair as the reason to take the whole room smooth.

Once the roof is fixed, we can scrape the room, repair the damaged drywall and finish everything to one surface. See ceiling repair for how we handle water stains and cracks.

What it typically costs here

As a typical range, scrape and prep runs $1.50 to $2.75 per square foot, and a smooth, primed finish runs $3.00 to $4.75. A 12×12 bedroom finished smooth and primed is roughly $430 to $685. Full numbers and modifiers are on the cost guide. Every quote is written and free.

Cheyenne questions we hear often

Do I need a permit to remove a popcorn ceiling in Cheyenne?

It depends on the scope. A cosmetic scrape and skim may be handled differently from work that touches drywall, wiring or framing. Inside city limits the City of Cheyenne Building Permits Division at 2101 O'Neil Ave, Room 202 is the office that decides. We'll confirm whether your project needs a permit before work starts and tell you what we found.

Where does the scraped ceiling material go?

Untested or negative-tested texture is bagged inside the containment and hauled out with the rest of the job debris. The City of Cheyenne Happy Jack Landfill on Happy Jack Rd accepts construction and demolition waste, with fees charged by weight. If a lab finds asbestos, the material is handled and disposed of by a trained abatement contractor instead.

Is late July a bad time to schedule ceiling work?

Not necessarily, but Frontier Days fills the last full week of July with traffic, guests and busy calendars. Many homeowners prefer to finish ceilings before family arrives or wait until the week after. Tell us your dates when you request a quote and we'll plan the schedule, including testing time on older homes, around them.
