The problem: cracks, pops and stains that keep coming back

Ceiling damage in Cheyenne usually comes from three places. Seasonal movement in the framing opens up taped seams. Dry air shrinks lumber and pushes nails out through the drywall. And storms, especially hail, damage roofs that then leak into the ceiling below.

Hail is a real factor here. According to the National Weather Service, the Cheyenne area averages more than six severe-hail days a year nearby. After a storm, a slow roof leak can leave a brown ring on the ceiling weeks later.

A quick dab of spackle and a coat of paint rarely holds. Cracks reopen, stains bleed through and patches show.

The solution: repair the cause, then the surface

Cracks

Loose tape is cut out and re-taped, then feathered wide with compound so the seam is flat and less likely to telegraph through again.

Nail pops

We add a screw beside each popped nail to pull the drywall tight, set the nail, then fill, sand and prime.

Water stains and damage

Once the leak is fixed, soft or sagging drywall is cut out and replaced, the area is finished and a stain-blocking primer locks in any discoloration.

Patching popcorn vs removing it all

Repairs on a popcorn ceiling are tricky. New texture never quite matches old, yellowed popcorn, so even a good patch can stand out. And on homes built before 1986, cutting into the ceiling means disturbing texture that may contain asbestos, so we arrange asbestos testing first.

For a small spot in a closet or hallway, a patch may be fine. For a stain in the middle of a living room, removing the popcorn from that whole room and finishing it with a smooth ceiling or a knockdown texture usually costs less than you would expect and looks far better.

A note on insurance claims: if the damage came from a storm, you may be working with an adjuster. We can provide a written quote that separates repair, refinishing and any popcorn removal into clear line items, which makes it easier for you to see what each part of the job costs. We do not handle claims or deal with your insurer on your behalf.

We will lay out both options in your written quote.

Our process

  1. Look at the damage

Send photos or we come out. We note the type of damage and whether the cause has been fixed.

  2. Test older texture

If the ceiling has pre-1986 popcorn, sampling comes before any cutting or scraping.

  3. Contain and repair

The area is covered in plastic, damaged material is removed and new drywall, tape and compound go in.

  4. Blend the finish

We feather the repair into the surrounding ceiling, then match texture or skim the full plane.

  5. Prime and paint

Stain-blocking primer goes on where needed, followed by ceiling paint so the repair disappears.

Pricing

Standalone repairs are priced per job, and small single-room jobs often have a minimum charge. When repairs are part of a removal, they are usually included in the per-square-foot price: scrape, skim and prime typically runs $3.00 to $4.75 per sq ft. These are estimates; see our popcorn ceiling removal cost page for every package.

Frequently asked questions

Can you patch a popcorn ceiling without removing it all?

Small repairs, yes. We can patch the drywall and spray a popcorn-style texture to blend it in, but matching aged, yellowed texture exactly is hard, and the patch often shows. If the texture predates 1986, it should be tested before anything is cut. For larger damage, removing the popcorn from the whole room usually looks better.

What causes nail pops in ceilings?

Nail pops happen when framing shrinks or shifts and pushes fasteners out through the drywall surface. They are common in older homes and in dry climates like Cheyenne's, where wood loses moisture. We drive a screw beside the old nail, set or remove the nail, then fill, sand and prime so it disappears.

My ceiling has a water stain after a hailstorm. What should I do first?

Get the roof inspected and repaired first. The NWS notes Cheyenne averages more than six severe-hail days a year nearby, and hail damage can let water in long before you see it. Once the leak is fixed and the drywall is dry, we check for soft spots, replace damaged sections, prime with a stain blocker and refinish.

Are ceiling cracks a sign of a structural problem?

Most hairline cracks along drywall seams are cosmetic, caused by seasonal movement and tape that has lost its bond. Wide cracks, cracks that keep growing, or a ceiling that sags can point to a bigger issue, and those should be looked at by a qualified structural professional before refinishing. We will tell you if something looks beyond cosmetic.

How much does ceiling repair cost?

Small repairs are quoted per job, and many have a minimum charge. When repairs are part of a removal project, they are usually built into the per-square-foot price: $3.00 to $4.75 for scrape, skim and prime. These are estimates; we give a written quote after seeing the damage or reviewing photos.
