Cost
How much does popcorn ceiling removal cost?
Our typical ranges are $1.50–$2.75 per square foot of ceiling for scrape and prep, $3.00–$4.75 for scrape, skim coat and prime, $3.75–$5.75 for turnkey work with paint, and $3.00–$4.75 for a new knockdown or orange-peel texture. These are estimates. Your written quote is based on a walkthrough of your rooms.
What makes a project cost more?
Previously painted popcorn adds about 25% because it scrapes slower. Ceilings over 9 feet add about 15% for extra setup and reach, and vaulted or cathedral ceilings add about 30%. Water damage, loose drywall or cracked seams found under the texture can add repair work, which we explain before doing it.
Do you charge for estimates?
No. Estimates are free and come in writing. We reply to requests quickly, usually the same day, then set up a walkthrough to measure and check ceiling condition. The written quote names the package, the price and the expected schedule. There's no obligation to book after you receive it.
Is there a minimum charge for small jobs?
Many projects have a minimum charge, especially a single small room like a bathroom, closet or hallway. Setup, plastic containment, cleanup and travel take time no matter how small the ceiling. Grouping a few rooms into one visit usually gives you better value per square foot than doing them one at a time.
Asbestos & Safety
Does my popcorn ceiling contain asbestos?
There's no way to tell by looking. Spray-on texture installed before about 1980 may contain asbestos, and existing stock was used after the 1978 federal ban. Lab testing of a small sample is the only reliable answer. We arrange sample testing on any ceiling installed before 1986 before we scrape it.
What happens if the test comes back positive?
We don't scrape it. Positive ceilings go to a properly trained asbestos abatement contractor. In Wyoming, anyone performing or supervising a regulated asbestos project must carry a current AHERA training certificate on site. Once the texture is removed, we can come back to skim coat, prime and paint the bare ceiling.
Does Wyoming require an asbestos inspection before removing a popcorn ceiling?
Wyoming DEQ's asbestos rules don't require homeowners to get inspections in private residences with four or fewer units. The rules still apply if a home is converted to commercial or public use, and to proper disposal of asbestos waste. DEQ strongly recommends a trained inspector test suspect materials before they're disturbed, and so do we.
How much does asbestos testing cost?
Lab sample testing starts at about $250. A full visit from an asbestos building inspector typically runs $250–$850, depending on how many samples and areas are involved. Testing is quoted separately from the removal price. Results usually tell you whether you can move forward right away or need an abatement contractor.
How do you keep dust out of the rest of my house?
We cover floors with plastic, drape walls from the ceiling line down and seal doorways. Vents in the work area are covered and the HVAC is turned off while we work. The texture is wetted before scraping to keep dust down, and debris is bagged right away. Sanding dust is vacuumed as we go.
The Job
How long does popcorn ceiling removal take?
A single bedroom is often scraped and skim coated in a day or two, with priming and paint after that. A whole 1,200 square foot ranch usually takes several working days. Each skim coat needs to dry before sanding, and painted popcorn or tall ceilings add time. Your quote includes a schedule.
Can I stay in my home during the work?
Yes, most homeowners do. We work room by room inside sealed containment, so the rest of the house stays usable. You'll want to keep kids and pets out of the work area and plan around some noise. For a whole-house job, we'll talk through the order of rooms so you always have a place to sleep.
Do I need to move furniture?
Please clear small items, decor, electronics and anything fragile. Take down curtains and wall hangings near the ceiling. Large furniture can be moved out of the room or grouped in the center, where we cover it with plastic. If something can't be moved, let us know and we'll work around it.
Can you just cover the popcorn ceiling with drywall instead?
Covering popcorn with thin drywall is an option some homeowners consider, especially when testing shows asbestos and they want to avoid disturbing it. It adds weight, lowers the ceiling slightly and requires taping and finishing. We'll talk through whether it makes sense for your rooms, but scraping and skim coating is our usual approach.
Do I need a permit?
It depends on the scope and location. Inside city limits, the City of Cheyenne Building Permits Division sets the rules. In unincorporated areas like the Ranchettes, South Greeley or Fox Farm-College, Laramie County Planning & Development handles permits. We'll confirm whether your project needs a permit before work is scheduled.
Finishes
What's the difference between smooth, knockdown and orange peel?
A smooth ceiling is flat, skim coated and sanded, which gives the most modern look but shows flaws under strong light. Knockdown is a sprayed texture flattened with a blade into a soft, mottled pattern. Orange peel is a finer spray texture. Both textures hide small imperfections better than a smooth finish.
Can you remove painted popcorn ceilings?
Yes. Paint seals the texture, so water can't soak in and soften it as easily. It takes longer, may need more passes and sometimes reveals more drywall damage underneath. That's why painted popcorn carries a typical 25% adjustment. Let us know if your ceiling has been painted when you request a quote.
What paint do you use on ceilings?
After priming, we typically roll two coats of flat white ceiling paint. Flat paint reflects light evenly and hides minor surface variations better than eggshell or satin. If you want a different sheen or color, tell us before the job starts so we can include it in your written quote.
Scheduling & Service Area
What areas do you serve?
We work throughout Cheyenne and Laramie County, including Sun Valley, Western Hills, the Ranchettes, South Greeley, Fox Farm-College, Pine Bluffs and Burns. We also take projects in Laramie, Wheatland, Torrington and Fort Collins in Northern Colorado. If you're somewhere in between, send us a message and ask.
How quickly can you start?
We reply to quote requests quickly, usually the same day, and schedule a walkthrough at a time that works for you. Start dates depend on our current schedule and on whether sample testing is needed first, since lab results take some time. Your written quote includes an expected start date.
Should I remove popcorn ceilings before selling my home?
Often it's worth considering. Popcorn texture makes a home look dated in listing photos, and buyers may worry about asbestos in older homes. Smooth ceilings photograph well and remove a question from inspections. Whether it pays off depends on your home and market, so talk to your real estate agent alongside your quote.
